It is now a legal requirement to have a HIP pack and you cannot market your property without one. The HIP can assist in reducing delays and extra expense to the buyer and seller.
From the 6th April 2009, the HIP must be in place on the first day the property is being placed on the market. The HIP must contain the following:-
• Home Information Pack Index
• Property Information Questionnaire
• Energy Performance Certificate or a Predicted Energy Performance Certificate
• Sustainability Information (required for newly built properties)
• Sale Statement
• Evidence of title
• Local Authority Search
• Drainage and Water enquiries

Price
Registered Property - £400.00 (including VAT)
Unregistered Property - £450.00 (including VAT)
Leasehold Property - £500.00 (including VAT)
If your property is leasehold a copy of the lease will need to be included within the pack.
We will also need information from your Landlord about the service charge and ground rent as well as other issues. The Landlord may charge an additional fee for the supply of this information.

Once we have obtained your instructions we will contact your estate agents to confirm that they can start the marketing of your property.
TERMS AND CONDITIONS
- Once we have received your instructions we will start to prepare the Home Information Pack on your behalf and will email the Estate Agent to confirm that they can commence marketing your property.
- With your permission, we will provide the Domestic Energy Assessor with your direct contact details so he/she can arrange a suitable time to attend at your property to carry out the assessment for the Energy Performance Certificate.
- We will email the Energy Performance Certificate to your Estate Agent so that they can import it into the Sales Particulars of your property.
- The full HIP will be sent as a CD to both you and your Estate Agent and it will be up to the Agent to allow the appropriate parties to have access to it.
- If you require any Leasehold information to be provided as part of the HIP please advise us on instruction so that we can request the additional payment from you and approach the necessary parties on your behalf.
- Once we have been instructed to prepare the HIP for you we are unable to cancel that request. Please be aware that we reserve the right to alter the price of the HIP in certain circumstances.
